Our commitment to this effort is evidenced by the fact that we have made improvements in more than half of our locations, ranging from implementing complete layout transformations, to securing new anchor tenants, adding innovative entertainment venues, redesigning landscaping, installing new lighting, adding modern amenities and upgrading common area seating. The Shoppes at Bel Air in Alabama recently completed a comprehensive redevelopment, which included creating a new main entrance and transforming enclosed mall space into a modern streetscape of upscale retail and dining concepts. We also completed a sweeping interior renovation, adding new flooring, lighting and interior landscaping, as well as installing high-end amenities and soft seating areas. We complemented these efforts by enriching our tenant mix with leading retailers, such as H&M, Belk Flagship, local favorite lifestyle store Shades, rue 21 and House of Hoops. P.F. Southland Mall in California is redefining its market position by adding several best-in-class national retailers that offer widespread appeal. Recent store openings include Dick’s Sporting Goods, Sephora at JCPenney, and more top retailers are slated to open in the coming months, including Torrid and Century Theatres. NewPark in California is undergoing a major redevelopment, designed to transform the center into a premier entertainment, dining and lifestyle destination. We recently added an Entertainment Promenade, with a 12-screen AMC Theatres® featuring both IMAX® and AMC Prime auditoriums. We are currently developing a Restaurant Pavilion, which will house a two-level dining patio and popular restaurants, including Pieology, Aniki Sushi, Vinum Bar and Jack’s Restaurant & Bar. We expanded our tenant mix by adding H&M, Francesca’s, Swarovski and Torrid, and we are adding a two-level 24 Hour Fitness facility and a John’s Incredible Pizza. The Shoppes at Carlsbad in California is in the middle of a multi-phase interior and exterior renovation. Slated for completion by year-end 2017, the renovation includes adding a dynamic streetscape of upscale dining options. We are also updating the center’s common areas, adding modern amenities, and integrating family-friendly attractions, including a unique, water-inspired play area. In conjunction with the renovation, the center will feature a range of new tenants, including The Pizza Press and Dave and Buster’s, which are now open, and The Cheesecake Factory, Yard House and Zara, which will open in late 2017.
